In this context, we have performed, for our client, an analysis of the due diligence on a project 5 MW, planned on a 10-hectare plot of land in the Mazowieckie voivodeship. Mazovia. The goal was to identify the potential of the investment, as well as the risks that could affect its implementation and profitability.

The location is one of the project’s greatest assets. The site is located near a transformer station, which significantly reduces the cost of connection to the power grid. The region has good sunshine, which guarantees optimal system performance and predictable energy yields.
The project involves the use of bifacial panels, which are capable of generating additional energy due to the reflection of light from the ground surface. Combining this technology with appropriate inverters ensures efficiency levels that exceed standard solutions.

Another advantage is that the investment has already obtained all the necessary administrative permits, including the environmental decision and connection conditions. As a result, the risk of delays caused by formal issues is limited.
Challenges and potential threats
Despite its many advantages, a 5 MW photovoltaic farm project also comes with some risks. One of them is financial scalability – with medium-sized investments such as 5 MW, it is not always possible to count on full support in auction systems, which can affect the expected rate of return.
Planning construction logistics is also a significant challenge. The plot is located near developed areas, which could generate difficulties related to the transportation of components and possible complaints from residents about disruptions during the project.
In addition, hydrological analysis has shown that the site may be subject to periodic excessive water saturation after heavy rainfall. Appropriate technical solutions, such as drainage systems, will need to be put in place to prevent problems with plant foundations.
